Over the years, Tim and I have bought and sold more houses than I can count. What I can count is how many times we sold them without listing them on MLS. The vast majority of houses have been sold on MLS, and an overwhelming percentage were sold by another REALTOR. The process is much more complicated than just listing the house. Your REALTOR should be involved from the very beginning. I help Tim plan his rehab, and coordinate styles, color schemes, and finish out. It is very important that your REALTOR be on your team, and not just a third party that comes in at the last moment and puts a sign in the yard.
1. Staging, Decorating, and Presentation. Get your REALTOR involved in the process. Make sure the property is either lightly staged, or fully staged. This takes the vacancy factor out of the feeling the buyer gets when they walk into the home.
2. Pricing. Pricing is one of the most important thinks you can do from the beginning. An overpriced home can be the biggest mistake an investor makes. Over pricing your home limits the buyers that will even consider your property.
3. Graphics. Make sure your REALTOR keeps a constant supply of promotional graphics at the property.
4. Negotiations. Let your REALTOR handle the negotiations. A REALTOR to REALTOR dialogue almost always works out better for all parties. It takes the emotions out of the process, and keeps the goals at the forefront.
