Over the last ten years, I have been very fortunate to stay on the right side of the fence. There have been several times it almost seemed too easy to take a step over the fence, and make some easy money. One of my good longtime friend's company recently was featured on the local ABC news channel, because of some of the company they keep.
Now, I am not pointing him out, but you should pay attention. This company outsources sub to deals to other investors. BE CAREFUL! A sub to gone bad can easily come back to bite you, even if you dot your i's and cross your t's.
You see, our industry is seen as an industry full of sharks, bottom feeders, and crooks. The general public assumes that we prey on the weak and desperate. How many times has a seller started a conversation with you, “I'm not desperate, and I'm not going to give it away”?
While I am certain that The Real Advantage had NO idea that the back end investor wasn't going to pay the mortgage, look at the problem it has created for them!
